Factors affecting the use of clear ceiling height in super high-rise buildings

As the pace of working and living styles continue to speed up, the end users of skyscrapers are putting their focus towards the clear ceiling height, which is mainly driven by the following criteria:

  1. Storey height
  2. Beam thickness
  3. Embedded E&M pipeworks above ceilings
  4. Suspended ceiling height
  5. Floor finishes levels (with raised flooring)

The construction storey height is the key in determining a higher clear ceiling height, of which would have certain impact on the overall construction cost. WT continues to provide cost advice to our clients for super high-rise building developments by carrying out intensive cost sensitivity analysis in various building height.

The overall construction cost for super high-rise office building continue to increase due to the growing trend in increased storey height. Under the circumstances of no major changes in E&M provisions and design standard, the construction cost would be uplifted by approximately 0.6%~0.9% for every 100mm increase in storey height.

In attempting to meet different needs by the end-users, many clients are now adopting various storey height options in trying to control and minimize the cost increase wherever possible.
